Fewer Sales, Steady Prices: What Haddam’s Housing Numbers Actually Say

(October 7, 2026) — If you’ve been reading national housing headlines and wondering what any of it means for a house here in Haddam, here’s the local version, straight from SmartMLS, current through September 1, 2026. The short answer: Haddam is selling fewer homes this year, but the ones that sell are holding their value.
Thirty-five single-family homes have closed in town so far in 2026, down about 35% from the same point last year. Total sales volume dropped 40%, to $17.7 million. That sounds alarming until you look at the price column. The median sale price is $465,000 — off just 5.7% from last year’s pace — and the typical home is going under contract in six days. Six days. That’s not a market in trouble. That’s a market with almost nothing to buy.
August held up
Seven homes sold last month at a median of $460,000, up 4.5% from August 2025. Thirteen new listings came on, 62% more than a year ago. And sellers who priced correctly still got paid. Closings across the summer averaged roughly 5.8% over asking.
Inventory explains almost everything
As of September 1, 2026 Haddam had 19 active listings and 2.71 months of supply. A balanced market usually runs five to six months. Anything under three tilts toward sellers. But that supply is not spread evenly, and this is the part worth reading twice:
  • Under $400,000 — half a month of supply. Practically nothing available.
  • $400,000 to $600,000 — 1.25 months. Still very tight.
  • $600,000 to $800,000 — seven months. A genuine buyer’s market inside the same town.
Same Zip code, two completely different experiences, depending on your price point.
If you’re selling
Under $600,000, you have real leverage, but this market is not forgiving of a stretch price. Of the 19 homes currently listed in Haddam, five already have cut their price, by an average of 6.2%, after sitting an average of 47 days. The homes that priced right went under contract in days. The ones that didn’t spent seven weeks learning it the hard way.
If you’re buying
Above $600,000, you have room to negotiate and time to think, a rarity these past four years. Below that, get pre-approved, be decisive, and expect company at the showing.
One honest caveat
Haddam is a small market. Seven sales in a month means a single unusual house can swing the median. Read these numbers over quarters, not weeks. Zoom out and the trend is clear enough: Haddam’s median sale price climbed from $410,000 in 2023 to $435,000 in 2024 to $505,000 in 2025. This year’s $465,000 is a step back from that peak — not a collapse. Fewer homes are trading hands, and the ones that do are still commanding strong prices. If you own a home in Haddam and you’re wondering what that actually means for your address, the answer is genuinely different at $375,000 than it is at $675,000. That’s the conversation worth having.
