(November 3, 2026) — Haddam and Killingworth share a school district, a newspaper, and plenty of Saturday errands. This fall, they don’t share a housing market.
Haddam: short on houses. Through Nov. 1, 58 single-family homes sold, down 22% from last year. Prices still climbed. The median hit $510,000, homes went under contract in a median of six days, and they sold about 5% over asking. Just 21 homes are for sale today, roughly two months of supply. Under $600,000, the good ones are gone in about five days.
Killingworth: buyers are choosy. Sales rose 22% to 56, and the median price jumped 27% to $720,000. But the typical home took 13 days to sell and closed only 1% over asking. Nine of the 15 homes on the market have cut their price. The exception: homes in the $800,000s sold in about four days.
How far we’ve come. Since 2019, Haddam’s median price is up about 79% and Killingworth’s about 92%. From 2011 through 2021, homes in both towns sold below asking. Today, they sell at or above it.
What it means. Sellers, price it right on day one. Buyers compare carefully above $600,000, and chasing the market with cuts costs you time. Buyers, winter is your window. New contracts dropped sharply in both towns in October, which means less competition and more room to negotiate. Thinking about a move, or just curious what your home is worth? We’re always happy to talk.
